The property market in the Hanover region

Region HannoverHanover – one of the most significant regional locations (“B” location) in the German property market – has evolved more than favourably in recent years. In 2008 Hanover was observed as showing strong dynamic in the office and logistics property market.

In the region of Hanover, the heart of Lower Saxony, over 1,1 million people live in an area covering 2,300 square kilometres. That amounts to 15% of the population, 18% of all employment and 20% of gross inland products for this federal state. The epicentre of the region is the capital city of Hanover with more than 516,000 residents. For expansive areas of Northern Germany, Hanover is the transport junction, the administration hub and the financial centre. Hanover also receives international acclaim as a trade fair location with leading trade fairs such as the Cebit, Hannover Messe and IAA Commercial Vehicles. The modern and world’s largest fairground (495,000 m² and yearly 1,8 million visitors) lies at the southern border of the city with a direct transport connection to the Motorway 7.

Hanover’s property market stands for safe return investments with development potential – and that applies to all market sectors. This is supported by important key data in the property market. The low volatility of rents and rates of return make Hanover especially interesting for institutional investors who are engaged outside of the “A” locations. Hanover’s city centre is one of Germany’s top shopping addresses, the logistic market is booming, and never before have so many office areas been realised.
